Our fee. 1.75% on Visa credit, 2.75% on Mastercard credit, 0.99% on debit, or a flat $4.99 per payment with PAD, charged on each monthly rent payment over six months.
Card rewards. Six months of rent (monthly rent x 6) multiplied by your card's earn rate, then by its typical redemption value for points cards (for example 1x Aeroplan at 2¢ is worth 2%). Debit rewards apply the card's per-transaction cap. Rates are each card's standard rate, not its grocery, gas or bill-pay bonus rates, because rent usually does not qualify for those. Sign-up bonuses are counted only for cards where we have confirmed the welcome offer (checked September 2026), only for the part you can earn from rent alone within six months, and never after the offer expires. Anniversary bonuses are excluded. Rewards are based on your card’s applicable earn rate and redemption value. TenantPay helps estimate potential rewards, but rewards are subject to your card issuer’s terms and are not guaranteed.

Over six months: the welcome, first rent and third rent payments, monthly early-bird (14+ days) and autopay, the 3-month streak twice and the 6-month streak once, lease upload, app and Google reviews, rent reporting, newsletter, and the first and third subscription payments, plus up to 10 friend referrals (10,000 points each, with bonus points at 3, 6 and 10 referrals). Surveys and birthday bonuses are not included, and social activities earn drop tickets, not points.

Tickets from the same activities over six months, plus monthly tickets for paying rent, autopay, opening the app three days and visiting the credit score page, social follows and two social shout-outs, and up to 10 friend referrals (5 tickets each, with bonus tickets at 3, 6 and 10 referrals). Each ticket is an entry into the monthly rent drop. No purchase necessary.
